A home handover and a commercial closeout are the same trade playing two different games. We do both, roughly half and half across 801+ handovers, and the crews are trained for both because the differences are real. If you are scoping either, here is what actually changes.
Scope: detail density vs sheer scale
A residential clean is detail dense. Every 80 square metres contains a kitchen, one or two bathrooms, wardrobes and glazing, and every one of those is a slow, fiddly surface a buyer will touch. Residential cleans are won in drawers and shower screens.
A commercial clean trades density for scale and repetition. A floor plate of open plan office cleans fast per square metre, but then comes the lift lobby marble, the atrium glass, the end of trip showers and two thousand square metres of window film to peel. Commercial cleans are won in programming and access.
Compliance: a form vs a framework
On a residential site, compliance is a White Card and common sense. On a commercial site it is a framework: site inductions before day one, SWMS submitted and approved, tickets checked for EWP and heights work, PPE enforced, permits for anything over a footpath. None of it is optional and all of it belongs in the quote. A contractor who has not priced induction time has not done much commercial work.
Access: a ladder vs a logistics plan
Residential access is mostly a ladder and an extension pole. Commercial access is a logistics plan: EWPs booked for atriums and facades, dock and loading bay bookings, building management approvals, sometimes rope access for the panes nothing else reaches. Access on a commercial closeout is a real scope line with real lead times, and it is the most common thing missing from a cheap commercial quote.
Programming: one date vs a moving grid
A home has one handover date. A commercial project has a grid of them: staged settlements floor by floor, a retail opening that cannot move because the marketing already ran, defects windows, and other trades finishing in sequence. Commercial cleaning gets programmed the way trades are programmed, with stages, dependencies and after hours work where trading demands it. Overnight cleans so a shop trades the next morning are normal, not special.
Sign off: a walkthrough vs a defects process
A residential clean ends with a walkthrough and, the way we run it, a supervisor and site manager walking the scope together with a photo report at the end. Commercial sign off runs through a formal defects process: inspection against the scope, items logged, rectified and closed out, sometimes across multiple stakeholders. The mechanism we use is the same in both worlds, the paperwork just grows.
What does not change
The standard. Glass checked in raking light, joinery opened, edges done, a supervisor who signs off, and a comeback at no cost if anything is found afterwards. That travels from a bespoke home in Mosman to a 32 level closeout without modification, because it is the part of the job that was never about the building type.
