## Pre Silicone vs Final Clean: When You Need Each One

**Half the calls we get from builders new to multi residential start the same way: “We need a builders clean before the silicone goes in, right? Or is that the final clean?”**

The short answer: they’re two different scopes, they happen at two different times in the program, and on most builds you need both. Skip one and you’re either paying twice or chasing rectifications.

Here’s what each is, when it goes in, and why the order matters.

### What is a pre silicone clean?

A **pre silicone clean** is exactly what it sounds like, a targeted clean of the surfaces that are about to be siliconed. The caulker can’t run a clean bead onto a dirty substrate. Dust, dried plaster, oil residue, paint overspray, or release agent from the manufacturer all mean the silicone won’t bond properly, and within months it lifts, discolours, or fails outright.

So before the caulking crew arrives, a pre silicone clean covers:

- All glass faces and edges that will receive silicone: shower screens, splashbacks, mirrors, window frames
- Bathroom tile to tile and tile to bath joints
- Kitchen benchtop to splashback joins
- Skirting to floor where silicone replaces beading
- External jamb and head joints if facade caulking is in scope

The crew uses solvents and clean cloths to strip any contamination off the substrate, then masks off the joint to keep it clean until the caulker arrives, often within the same day.

### What is a final clean (sparkle clean)?

The **final clean**, sometimes called the *sparkle clean*, happens at the end of the build, after the caulking is done and the silicone has cured, but before the client walks through.

This is the clean that makes the apartment look brand new on handover day. It covers every surface in the unit:

- Final dust pass from ceiling to floor
- Glass and mirrors polished smear free
- Silicone smears scraped and joints wiped down
- Kitchen and bathroom detailed to a presentation finish
- Floors mopped, hard floors polished, tile grout spot checked
- Sticker and tag removal from appliances and glazing
- QA walkthrough with the site supervisor against a documented checklist

If the pre silicone clean is about *preparation*, the final clean is about *presentation*.

### The timing, and why getting it wrong costs you

The program runs in this order on a properly sequenced build:

1. **Detail clean**, after second fix, before caulking
2. **Pre silicone clean**, same day as caulking, just ahead of the caulker
3. **Caulking**, silicone applied, masking removed
4. **Cure time**, usually 24 to 48 hours depending on product
5. **Final / sparkle clean**, day before PC

When builders compress this, usually by trying to do the final clean and the caulking on the same day, three things go wrong. The cleaner can’t clean joints that still have wet silicone next to them. The caulker can’t run beads onto surfaces a cleaner has just hit with chemicals. And the silicone hasn’t cured, so when the client moves furniture in two days later they smear it.

### Common mistakes we see

#### Booking the caulker but not the pre silicone clean

The caulker shows up, refuses to bond onto contaminated substrate (or worse, does it and the work fails in three months), and the project loses a day rebooking the cleaner. Spend the small money up front.

#### Treating “the cleaner” and “the caulker” as separate contractors

On a tight handover program, having two different companies sequencing around each other doubles your coordination load. Most experienced builders clean contractors, including us, offer both as one scope. [Caulking](https://www.buildersclean.com.au/caulking/) and [builders clean](https://www.buildersclean.com.au/builders-clean/) from one crew means one POC, one schedule, one invoice.

#### Letting the sparkle clean happen before silicone cure

Even a great final clean is undone by uncured silicone smearing under the first towel that touches it. Build in the cure window. Twenty four hours is the minimum; forty eight is safer.

#### Skipping the pre silicone clean on “small” jobs

Smaller fitouts and townhouses get hit by this the most. The PM thinks the budget can’t justify a separate pre silicone scope, so the caulker works dirty, the silicone fails inside a year, and the warranty rectification costs five times the original clean.

FAQ

### Straight answers.

#### What is a pre silicone clean?

A targeted clean of every surface about to be caulked: shower screens, splashbacks, tile junctions, window frames and skirting lines. Dust, plaster and overspray come off so the silicone bonds to the substrate instead of to dirt.

#### How long after caulking can the final clean start?

Allow 24 to 48 hours for the silicone to cure, depending on the product. Clean too early and the first cloth smears the bead, and the joint has to be cut out and redone.

#### Do small jobs need a pre silicone clean?

Yes. Townhouses and small fitouts skip it most often, and that is where silicone fails inside a year. The pre silicone clean costs a fraction of the warranty rectification.
